1. Booking and Payment

· Booking Confirmation: By booking with us you confirm that you and everyone in your party accept these terms and conditions. Booking is confirmed once the deposit has been received.

· Deposit: A non-refundable 25% booking deposit to be paid at time of booking

· Balance Payment: The remaining balance is due in full 6 weeks before your arrival date.

· Payment Methods: Payment is either taken on the booking platform or by Bank Transfer

· Cancellation Policy: Your 25% booking fee is non-refundable, providing the booking is cancelled in writing no less than 6 weeks before arrival any balance other than the booking fee will be refunded. If the cancellation is less than 6 weeks prior to arrival the full balance remains payable, 75% of the full amount will be refunded if we are able to rebook your cancelled dates. Please be aware different online travel agents may have a different cancellation policy.

· Non-payment: If the full balance is not paid 6 weeks prior to your arrival your booking will be cancelled no refunds will be offered.

2. Security Deposit

Please treat the facilities and accommodation with due care so all guests can continue to enjoy them. We know accidents happen and we are unlikely to charge for minor breakages and fair ware and tare, we also understand that appliances may break down while you stay with us.

We ask that you inform us as soon as any breakages or damage happen so we can keep guests safe and make any repairs in a timely manner.

· Amount Required: £150 to be paid 2 days before your arrival date.

· Purpose: To cover any damage, breakages, or excessive cleaning costs during your stay

· Refund: This will be refunded 7 days after your departure date

3. Arrival and Departure

· Check-in Time: Check in is between 3pm and 7pm, please inform us of your arrival time to allow us to greet you on arrival.

· Check-out Time: 10:30am on the day of departure

· Late Check-out Policy: It may be possible to agree earlier check in or later check out times, this is by written approval only by the owners. Checking out after 10:30am without approval may incur a deduction from your security deposit.

4. Occupancy

· Maximum Occupancy: Not to exceeded 6 people only those booked to stay by the lead booker are allowed to stay. Persons under 18 years of age must be accompanied by a responsible adult.

· Non-transferable: The booking is personal to the lead booker and cannot be transferred to other people without prior consent.

· Unauthorized Guests: No other persons other those listed on the booking are to stay at the property. No guests are permitted to visit the property without written permission from the owners. We reserve the right to terminate the booking without notice and without refund in case of breach of the above conditions.

5. Guest Responsibilities

· Care of the Property: We expect guests to keep the accommodation in a clean and tidy manner and leave the property in the same condition it was found.

· Noise and Conduct: The property is situated in the quite countryside were noise travels easily. Please respect our neighbours and keep noise to a minimum especially between the hours of 08:00pm and 08:00am. Disruptive behaviour or excessive noise will not be tolerated.

· Smoking Policy: Under no circumstances is smoking or vaping permitted in the property. There is a sheltered area in the garden. Please dispose of your rubbish.

· Pets: No pets under any circumstances are permitted at this accommodation.

· Carpets: Please remove any foot ware before walking on carpets.

· Appliances: Please switch off all heating, air conditioning, lights, and electrical appliances when you go out, we aspire to be an ecofriendly holiday home.

· Naked Flames: No candles or naked flames of any sort are allowed inside the property.

· Rubbish: Please follow our guidance attached to the bins in the kitchen.

6. Liability

· Owner’s Responsibility: The owners accept no liability for death, accidents, personal injuries, loss or damage to persons or personal items during the stay.

· Insurance: We strongly advise all guests to have their own travel insurance. If you choose not to then you accept responsibility for any loss you may incur due to cancellation.

· Force Majeure: The owners accept no liability whatsoever and no compensation or any other payment will be made if any cancelation or change to the terms of your booking become necessary due to events beyond our reasonable control. Including but not limited to (natural disasters, pandemics, national emergency, travel disruptions, electricity supplies).

7. Damage to Property

· Guest’s Responsibility: Please treat the facilities and accommodation with due care so all guests can continue to enjoy them. We know accidents happen and are unlikely to charge for minor breakages and fair ware and tare, we also understand that appliances may break down while you stay with us.

· Reporting Damage: We ask that accidents or damage is reported immediately so any dangerous situations can be mitigated, repairs can be carried out or replacements found.

· Repair Costs: We will discuss any significant damage with you, we reserve the right to charge these against your damage deposit or to claim the full costs from you if exceptional.

8. Complaints

· Reporting Issues: In the event that you have any issues with the property please bring this to our attention immediately so we can investigate and attempt a resolution.

· Resolution: We will attempt to resolve all issues in a timely manner. If complaints are not brought to our attention immediately this may impact our ability to resolve issues effectively. We cannot resolve complaints for you once you have returned home.

9. Termination of Contract

· Violation of Terms: The owners reserve the right to terminate the booking without notice if the terms and conditions are breached by any of the guests, including disruptive behaviour or exceeding occupancy limits.

· Eviction: In this event guests will be asked to leave immediately and not return, no refund or compensation will be offered.

10. Law and Jurisdiction

· Governing Law: These terms and conditions are subject to and shall be constructed in accordance with the laws of England and all parties hereby submit to the exclusive jurisdiction of the English Courts. If any provision hereof is held to be illegal, invalid, or unenforceable under any present or future laws, such provisions shall be fully severable and the terms and conditions herein shall be construed and enforced as if such illegal, invalid of unforeseeable provision had never been made a part hereof. The remaining provisions herein shall remain in full force and effect and shall not be affected.

11. Owners Rights

· Access: The owners reserve the right to access the property at any times during your stay for essential maintenance or for inspection purposes

· Cancellations: The owners reserve to right to cancel any bookings providing written notification is given and any balance paid is refunded unless reason for cancellation is failure to pay the final balance.

12. Toilet and Water Treatment

· Toilets: Only wee, poo and toilet paper to go down the toilet, bins are provided in the bathrooms for all other sanitary items

· Cleaning products: Only cleaning products supplied in the property are to be used in the property.

We have a water treatment plant on site, any products being entered into the system other than those supplied by the owner may cause significant damage to its working or cause blockages. Any damage caused during your stay due to miss treatment may incur a charge for any repairs.

13.Use of Internet Access

· Wi-Fi: Internet access is free to use. Please note that Wi-Fi and broadband service are not in our control and does not form part of the contract to provide accommodation, we will always try to ensure an unbroken service.

· It is a condition of using the Wi-Fi/broadband services that you and your party use them responsibly and do not use them for illegal activities. We will fully cooperate with legal authorities if asked to provide information about usage logs or other records.

Pool Room Terms and conditions

1. General Use

· The swimming pool and hot tub are for the exclusive use of paying guests only.

· Guests can use the pool room between 7am – 9pm.

· Noise levels in the pool room to be kept to the minimum between 7pm -9pm.

· Children under the age if 18 must be supervised by an adult at all times while in the pool room.

· Every person to be always accompanied by a confidant swimmer.

· The pool and hot tub must be used responsibly and safely.

· Swimming and hot tub use is at the guest’s own risk.

· Please ensure you are dry before leaving the pool area.

· No more than 6 people in the hot tub at one time.

· Please don’t allow toys in the hot tub.

· Hot Tub cover must be put back on when hot tub is not in use.

2. Health and Safety

· Guests must shower before entering the pool or hot tub to maintain water hygiene.

· Any guest with open cuts, rashes, or communicable illnesses must refrain from using the pool or hot tub.

· Do not use the pool under the influence of alcohol.

· Diving is not permitted in the pool.

3. Pool & Hot Tub Maintenance

· The owner reserves the right to conduct maintenance on the pool and hot tub without prior notice for safety or operational reasons.

· The pool may be closed temporarily due to maintenance, weather conditions, or other safety concerns. No compensation will be offered in such cases.

· The owners will enter the Pool Room twice a day to complete water safety checks.

4. Damages or Misuse

· Any damage caused to the pool, hot tub, or surrounding areas due to misuse will be charged to the guest.

· The hot tub or pool must not be tampered with (e.g., changing temperature settings, water chemistry, etc.).

· Guests are responsible for ensuring that all children and vulnerable adults are adequately supervised in the pool or hot tub.

5. Health & Pool/Hygiene Issues

· The hot tub is regularly treated with chemicals to maintain water hygiene, and any guests with sensitivities should consider this before use.

· The pool and hot tub should not be used by guests who are pregnant, have heart conditions, or are otherwise advised against using heated water by a doctor.

6. Prohibited Activities

· Glass is not permitted in the pool or hot tub area. Please use plastic cups provided.

· Running, jumping, or horseplay is prohibited in the pool area.

· Smoking or vaping is not permitted within the pool or hot tub area.

7. Liability and Insurance

· The owner accepts no responsibility for any injuries, accidents, or illnesses sustained while using the swimming pool or hot tub.

· By using these facilities, guests agree to indemnify the owner against any claims related to injuries or accidents.

· It is recommended that guests have adequate travel insurance to cover potential accidents.

8. Check-out Procedures

· Guests must leave the pool and hot tub area in a clean and tidy condition upon check-out. This includes removing any personal items.

9. Termination of Use

· The owner has the right to deny use of the pool or hot tub at any time if the terms and conditions are violated, or if safety is at risk.
